Facilities Management
Recognises and celebrates the achievements of a facilities management (FM) team or project, whether in-house or outsourced, that delivers outstanding building performance from an individual building, a site with several buildings or a portfolio of assets.
Winner: London South Bank University Campus - London South Bank University
‘A true FM submission that focused on more than just building performance.’ This was just one of the reasons the judges named London South Bank University (LSBU) Estates Department winner of the Facilities Management Award.
It was nominated by LSBU’s School of the Built Environment and Architecture, and the judges noted the praise of academic stakeholders for Chris Barnes and his team. The entry, they added, contained excellent instances of knowledge transfer and training of future engineers, using real-life practical examples.
The university hosts more than 17,000 students across 14 campus buildings in central London, and the judges were impressed by the real-life examples of the constraints of working within live, densely occupied and ageing city centre buildings – and how these were overcome.
Over the past decade, the FM team has reduced carbon emissions across the campus by a very impressive 85% – from 11,694TCO2 in 2010 to only 1,711 TCO2 in 2020. They have also cut water use by approximately 25 million litres per year. Among the projects they have implemented are:

Installation, maintenance and optimisation of the Balanced Energy Network (BEN), the first 5th-generation heat network in the UK. It uses high-temperature heat pumps to offset gas use in two of the largest buildings on campus

Replacing four ageing ground source heat pumps in the K2 building with two reversible heat pumps providing low carbon heating and cooling

Switching to an all-renewable electricity tariff in 2018 and buying only zero-carbon electricity

Installing waterless urinal flushing throughout the campus.

A large-scale lamp replacement scheme
The judges said the category had attracted a diverse range of highly compelling submissions, containing clear examples of operational strategies focused on building performance and change-management programmes, as well as the challenges that had to be overcome.
