International Commerce Centre (ICC), Hong Kong - Kai Shing Management Services

With 300,000m2 of floor space, the 118-storey International Commerce Centre (ICC) is the fifth tallest building in the world and the tallest building in Hong Kong. It comprises offices, car parks, an observation deck, an upmarket dining floor and a hotel. Kai Shing Management Services has adopted a green management approach, applying an ISO 50001:2011 certified Energy Management System to control and monitor the building's energy performance. It has implemented more than 70 advanced energysaving measures, including adopting a high-voltage, water-cooled chiller system, an automatic condenser tube cleansing system, and optimising operating hours for the air-conditioning system. This has led to an annual saving of 3.56 GWh in 2013. Lighting operating hours have been rescheduled, timers and sensors have been implemented, and the use of excessive lighting in common areas has been reduced, saving a further 1.63 GWh in 2013.

Lifts and escalators are closely monitored, with users encouraged to walk more, while water conservation measures include an early-warning water leakage detection device, automatic toilet sensors, reduced flow of faucets, reutilisation of recycled bleed-off water and condensed water and a rainwater collection tank. Key to this approach has been regular staff training and local legislation. Staff are encouraged to investigate and advise on energysaving action plans, and 60 "green ambassadors" were also recruited.

In 2014, ICC was the only Gold Sector Award recipient in the property management category in the annual Hong Kong Awards for Environmental Excellence (HKAEE). Overall, optimising building operations has saved 6.42 GWh of electricity and 4,494 tons of CO2 emissions in 2013 compared with the previous year.
