Location: Oxford - Hybrid basis Salary: £470 per day Job Type: Interim, 6 months Overview: We are seeking a highly skilled and experienced Building Safety Officer with specific expertise in asbestos management (P402 and P405 qualifications) and legionella (water safety) for social housing. This interim role will last for 6 months and involves overseeing policy, standards, and becoming a specialist/expert for a local authority in these critical areas. Key Objectives: Oversee and manage policies and standards related to asbestos and legionella safety in social housing. Act as the specialist/expert for the local authority in asbestos and legionella management. Main Duties and Responsibilities: Develop, implement, and monitor policies and procedures for asbestos and legionella safety. Ensure compliance with relevant legislation and best practices in asbestos and legionella management. Conduct risk assessments and audits to identify and mitigate potential hazards. Provide expert advice and guidance to stakeholders, including residents, contractors, and council staff. Coordinate and manage asbestos and legionella safety projects, ensuring timely and effective delivery. Maintain accurate records and documentation related to asbestos and legionella management. Deliver training and awareness programs to staff and residents on asbestos and legionella safety. Liaise with external experts and regulatory bodies to ensure best practices are followed. Stay current with industry developments and legislative changes related to asbestos and legionella safety. Promote a strong customer service focus, responding to enquiries and concerns in a clear and jargon-free manner. Work collaboratively with other departments to ensure integrated service delivery. Qualifications and Experience: P402 and P405 qualifications in asbestos management. Proven experience in legionella (water safety) management. Strong knowledge of relevant legislation and best practices. Excellent communication and interpersonal skills. Ability to manage and coordinate projects effectively. Your new roleWe are looking for a Multiskilled Engineer to join the Commercial Property Maintenance team on one of our projects in Bristol. The purpose of the role is to deliver on time, within budget, and in accordance with the Skanska Health & Safety policies and procedures the safe operation, maintenance and repair of the site electrical / mechanical / building services plant & equipment as delegated by the Lead Engineer/ Managers in support of the maintenance of the site under the terms of the Bristol Schools PFI contract. Duties include but are not limited to: Ensure that all M+E equipment is serviced (by both subcontractors and an in-house team) to SFG20 standards and an appropriate Planned Preventative Maintenance Regime is in place to ensure the longevity of the assets. General duties will require multi-skilled discipline to carry out PPM's on Lighting Systems, Electrical Systems, DATA/Networking Systems, Plate Heat Exchangers, Pressurisation Systems, motors, pumps, FCUs, AHUs, along with repair of all M&E systems such as extract and supply air ductwork systems, toilets, plumbing and heating systems, but not limited too. Complete a full and intrusive survey of the M+E assets on site to identify where improvements are required to inform a substantial forward maintenance plan. Responsible for planning your own work when given a range of work to do that necessitates some forward planning and, where this involves other staff, ensure that the planning and work detailing achieves efficiency in the use of labour, where this is necessary, provide costs to the supervisor. What you'll need to succeed This position requires a candidate with a strong background in maintenance, specifically with a focus on electrical and mechanical disciplines. The ideal candidate should possess the following qualifications and skills: City & Guilds/NVQ/BTEC Level in Electrical or Mechanical Engineering: This ensures the candidate has the technical foundation necessary for the role, typically covering core engineering principles and practices. 18th Edition / C&G 2382: Certification in the 18th Edition of the IET Wiring Regulations (C&G 2382) is essential. This indicates the candidate is well-versed in the latest electrical safety standards and regulations. Proven Work Experience: A track record of working as a Multi-Skilled Engineer or in a similar role is required. Understanding of HVAC and Water Treatment (L8): A solid grasp of Heating, Ventilation, and Air Conditioning (HVAC) systems, as well as knowledge of Water Treatment processes (L8). Basic Computer Literacy Skills: The candidate must be comfortable with basic computer applications and software, as these are often required for documentation, reporting, and troubleshooting. Excellent Communication, Numeracy, and Organisational Skills: Strong verbal and written communication skills, along with good numeracy and organisational abilities, are crucial to effectively interacting with colleagues, clients, and stakeholders. Customer Service Skills: Exceptional customer service skills are important for interacting with clients, ensuring their needs are met, and maintaining professional relationships.
